A community townhouse gives your family a private garden, a garage and a gated neighbourhood. We help you choose the right community, negotiate the price and manage the contract, Dubai Land Department transfer and handover with you.

Quick answer
Can a foreigner buy a townhouse in Dubai? Yes. Foreign nationals can buy freehold townhouses in Dubai's designated areas and hold the title deed in their own name. You do not need a UAE residence visa to buy. The price is paid through the developer's escrow account (off-plan) or at a Dubai Land Department trustee office (resale), and ownership is registered with the Dubai Land Department (DLD).
If you plan to buy townhouse in Dubai as a non-resident, the main costs on top of the price are the 4% DLD transfer fee and, on most resale deals, agent commission. Read the full breakdown further down this page.
Who you will be dealing with
MrRealEstate focuses on buying and selling property in Dubai and across the UAE. We work with international buyers, families who are relocating and investors who want a house rather than an apartment.
Why a townhouse
A townhouse sits between an apartment and a detached villa. You get several bedrooms, a private entrance, outdoor space and parking, usually inside a managed community with parks, pools and schools nearby. The price per square foot and the running costs are often lower than for a standalone villa.
Foreign buyers tend to ask the same questions: which community fits our budget, whether to buy a ready home or an off-plan launch, and how the contract and payment work from abroad. Those are the questions we answer first.
If you are still weighing the wider market, start with our guide to buying property in Dubai.

What the service covers
One point of contact from the first call to the keys, with every step explained before you commit money.
A short list of townhouses that match your budget, bedrooms, commute and school needs, not a list of every unit on the market.
We compare recent sales and asking prices of similar units, then negotiate the offer and the terms with the seller or developer.
We go through the memorandum of understanding or sales and purchase agreement with you, so you know the deposit, deadlines and conditions before you sign.
Funds go to named accounts only: the developer's escrow account for off-plan, the trustee office for a resale, with a receipt for each payment.
We coordinate the transfer at the trustee office or the Oqood registration, and follow up until the title deed or registered contract is in your name.
Snagging, utilities, service charge set-up and, if you plan to let the house, an introduction to rental management.
Where to buy
Each community has its own price level, developer and feel. These are the ones foreign buyers ask about most. Current prices change, so we confirm them in your shortlist.
A master community by Emaar with parks, a golf course and a mall. It suits families who want a central location and a polished neighbourhood. Read the Dubai Hills Estate guide.
An established, green villa and townhouse community with mature landscaping. A good fit if you want a settled neighbourhood. See Arabian Ranches Dubai.
A lagoon-themed development by Damac with townhouse and villa clusters, mainly sold off-plan. Browse the Sorrento project at Damac Lagoons.
A newer Emaar community of townhouses set around parks and green spaces, aimed at families who want more space for the budget. Ask us for current phases and handover dates.
A family-oriented community developed by Nshama with townhouses at the more accessible end of the market. Ask us which clusters are ready and which are still under construction.
Tell us your budget, bedrooms and workplace or school location. We narrow the five options to the one or two that fit. Check which zones open to non-residents in our freehold areas guide.

Compare property types
A quick comparison of what you get with each. Prices depend on the community, size and condition.
| Type | Space and privacy | Running costs | Best for |
|---|---|---|---|
| Townhouse | Three to four bedrooms, a small garden, a garage or parking spaces, shared walls with neighbours. | Community service charges. Usually lower than a large detached villa. | Families who want a house and community at a moderate budget. |
| Villa | Detached, a larger plot, often a private pool and the most privacy. | Higher service charges and upkeep for the plot and pool. | Buyers who want maximum space. See buy a villa in Dubai. |
| Apartment | No private garden, shared lifts and corridors, often with views and building facilities. | Building service charges that vary widely by tower. | Singles, couples and buyers who want a lower entry price. |
Ready or off-plan
Both are open to foreign buyers. They differ in how you pay, how long you wait and how much you can inspect.
Best for: families who need a home soon, or buyers who want an existing tenant.
Best for: buyers who can wait and prefer staged payments. Browse current projects.

Costs
The asking price is not the full cost. Plan for these items when you set your budget.
Amounts and rules are set by the authorities and your banks and can change. See the full breakdown in our guide to the cost of buying property in Dubai, and check yearly charges in Dubai service charges explained.
The process
The path is similar for most buyers. Timing depends on whether you buy ready or off-plan, and on your payment method.
Tell us your budget, bedrooms, preferred communities and timeline. We also ask how you plan to pay, in cash or with a mortgage.
You receive a short list of townhouses with prices, sizes, plot details, service charges and ready or off-plan status.
Visit in person, or join a video walk-through if you are abroad. We point out what to check: orientation, condition, parking and the neighbouring plots.
We submit your offer based on comparable sales, and negotiate the price, the payment terms and what stays in the house.
On a resale you sign a memorandum of understanding and pay a deposit. On an off-plan launch you sign the sales and purchase agreement and pay the booking amount into escrow.
A resale is transferred at a trustee office after the balance is paid. An off-plan contract is registered through Oqood
Paperwork and finance
The list varies by developer and deal, but most buyers prepare the following.
Residency note. Buying a townhouse does not by itself give you residency. Some property purchases can qualify for a long-term visa when they meet the value and other conditions, so check Golden Visa by property before you assume eligibility.
Tip for off-plan buyers. Keep the signed agreement, the escrow account details and the Oqood registration together. They are your proof of purchase until the title deed is issued.
Why work with us
FAQ
Yes. Foreign nationals can buy freehold townhouses in Dubai's designated freehold areas and hold the title deed in their own name. You do not need to be a UAE resident to buy. Each community has its own rules, so we confirm the ownership type before you reserve.
Prices depend on the community, number of bedrooms, plot, condition and whether the house is ready or off-plan. Communities such as Town Square sit at the more accessible end, and Dubai Hills Estate and Arabian Ranches are generally higher. We share current prices in your shortlist rather than quoting outdated numbers.
Besides the price, expect the 4 percent Dubai Land Department transfer fee, usually about 2 percent plus VAT agent commission on a resale, a trustee fee, and a 0.25 percent registration fee on the loan if you borrow. After purchase you pay yearly service charges for the community.
Buy ready if you want to see the house, move in or let it soon. Choose off-plan if you can wait for handover and prefer a payment plan. Off-plan instalments are paid into the developer's escrow account, and handover dates can change.
Yes. UAE banks lend to non-residents, usually with a lower loan-to-value limit than for residents. You still pay the down payment and fees from your own funds. Ask a bank for a pre-approval before you make an offer so you know your budget.
No. You can view by video, sign documents electronically where the developer or process allows it, or appoint a representative with a power of attorney. A resale transfer is normally signed in person or by your representative at the trustee office.
A cash resale can often complete in a few weeks once the MoU is signed. A mortgage purchase takes longer because of the bank's valuation and approval steps. Off-plan buying is quick to reserve, but you then wait for construction and handover.
Owning a townhouse does not automatically give you residency. Some property purchases can qualify for a long-term visa if they meet the value and other conditions set by the authorities. Check the current rules before you buy for this reason.
Send us your budget, preferred community and timeline. We will reply with townhouse options, the payment route and the costs to expect. Prefer a new development? See current projects.
