Meydan Dubai property sits in a useful spot for buyers: freehold, about 10 to 15 minutes from Downtown Dubai and Business Bay by road, and priced below those districts. It is also a community in transition. Large launches, a long-promised mall and a future metro line are all arriving, but not at the same speed.
This guide explains what you can buy in Meydan, what the public data says about prices per sq ft and gross yields, what service charges do to your return, and what the RTA has actually confirmed about the Gold Line. It ends with a plain view on who should buy and who should not.
Every figure below is dated and attributed. Where sources disagree, we say so. Yields are gross unless the text says net.

What is Meydan? The Meydan Dubai property map
Meydan is the racecourse district inside Mohammed Bin Rashid City (MBR City). The Meydan Racecourse is the anchor. Around it, several separate residential clusters have been built or launched. They differ a lot in price, product and risk, so “Meydan” on a listing can mean very different things.
One naming point matters. MBR City is the overall masterplan, and portals often label anything inside it as Meydan. Sobha Hartland, for example, is a separate gated community in the wider MBR City area, not part of the racecourse cluster. Always check the exact project name, not just the area tag.
The main clusters
- Meydan Avenue: mid-density apartments along the western edge of the racecourse, mostly one to three bedrooms with ground-floor retail.
- Meydan One: the headline mega-project, planned around a large mall, a crystal lagoon and a tall mixed-use tower.
- Azizi Riviera: a large mid-rise lagoon-front community with studios to two-bedroom homes.
- District 11: the villa and townhouse quarter, aimed at families who want more space.
- Meydan Heights: a low-rise townhouse community in the District 11 area. Older press reports describe about 528 townhouses planned with Emirates Airline for its crew. Ownership and resale rules for individual units vary, so confirm the status of any unit with the Dubai Land Department before you offer.
Nearby, in Nad Al Sheba, the Mercedes-Benz Places Binghatti City launch in 2026 added a new branded segment. It is next door to Meydan, but it is a different sub-district. For the wider picture of districts, see our Dubai Areas overview.
Meydan Dubai property prices per sq ft
Public sources give a range, not one price. The honest summary is that ready apartments in Meydan trade at roughly AED 1,500 to 2,200 per sq ft in mid-2026, depending on the building and unit size. Villas and townhouses overlap that range, and branded off-plan towers sit far above it.
What reports say about Meydan Dubai property prices
- Metropolitan’s H1 2026 Meydan apartment resale report puts the average resale price at AED 1,546 per sq ft, up 18.6% on H1 2025. Average rent was AED 90 per sq ft per year, up 3.4%.
- Driven Properties’ Meydan City report for H1 2026 counts 1,496 residential transactions worth AED 2.95 billion. Resale prices rose 13.5% year on year, while resale volumes fell. Branded residences in the new Binghatti launch sold at AED 3,500 to 3,800 per sq ft.
These two reports use different boundaries (“Meydan apartments” versus “Meydan City”), so do not mix their numbers in one calculation.
Indicative asking prices for Meydan Dubai property
The table below comes from a broker area guide published in June 2026 by Real Estate Club Dubai, which compiled Property Finder and Bayut listings as of mid-2026. They are asking prices, not sold prices, so treat them as a guide and negotiate against recent sales.
| Cluster and type | Size | Asking price (AED) | Per sq ft (AED) |
|---|---|---|---|
| Meydan Avenue apartment | 1-bed | 850,000 to 1,100,000 | 1,550 to 1,750 |
| Meydan Avenue apartment | 2-bed | 1,400,000 to 1,900,000 | 1,600 to 1,850 |
| Azizi Riviera apartment | Studio | 1,150,000 to 1,400,000 | 1,800 to 2,100 |
| Azizi Riviera apartment | 2-bed | 2,690,000 to 3,500,000 | 2,100 to 2,350 |
| District 11 townhouse | 4-bed | 4,200,000 to 6,500,000 | 1,400 to 1,800 |
| District 11 villa | 4 to 5-bed | 7,000,000 to 19,300,000 | 1,600 to 2,200 |
The same guide reports that Meydan apartment listings fell by more than 56% year on year while average asking prices rose about 27.5%. Fewer ready homes and strong off-plan demand explain much of that squeeze.

Meydan rental yield: gross vs net for Meydan Dubai property
Gross yield is annual rent divided by purchase price. It ignores service charges, agent fees, vacancy and management. Net yield includes them, so it is always lower. Most published Meydan yields are gross.
What the data shows on Meydan Dubai property yields
- Metropolitan’s H1 2026 figures (AED 90 rent per sq ft on AED 1,546 per sq ft) imply a gross yield of about 5.8%. That is our own arithmetic from their two averages. Their 2025 report quoted 6.62%.
- Driven reports 90.1% apartment occupancy and new leases averaging 14.9% above renewals. It also names value-focused projects such as Jude Residence and the Azizi Meydan Avenue corridor with gross yields up to 8.8%.
- Real Estate Club Dubai estimates 6.5% to 7.2% gross for studios and one-bedrooms, 5.5% to 6.5% for two and three-bedrooms, about 6.5% for District 11 townhouses and 4.0% to 5.0% for larger villas.
Treat the top of each range as the best case, not the expectation. For a side-by-side view across communities, use our Dubai Rental Yield by Area guide.
A worked example, using the cited averages
Take a home bought at AED 1,546 per sq ft that rents for AED 90 per sq ft a year. Gross yield is about 5.8%. If the building charges AED 15 per sq ft in service charges, that costs roughly one percentage point of the purchase price. Before agent and management fees, the net yield is then close to 4.8%. This is an illustration, not a forecast. Your building’s real rent and charge will differ.

Service charges and buying costs
Service charges are the cost most first-time Meydan Dubai property investors underestimate. Real Estate Club Dubai quotes AED 12 to 22 per sq ft per year for mid-to-luxury Meydan communities and says this lowers net yields by roughly 1.5 to 2.5 percentage points once other costs are included. Actual charges depend on the building, so ask for the latest registered figure before you sign.
Our guide to Dubai service charges explains how they are set and how to check them.
Other costs to budget for
- The Dubai Land Department transfer fee, normally 4% of the price, set out on the Dubai Land Department website.
- Agent commission, mortgage fees if you borrow, and a trustee or registration fee.
- Property management, if you rent the unit out and do not live nearby.
Lifestyle and getting around Meydan Dubai property
Day to day, Meydan is a road-based district. Real Estate Club Dubai gives typical off-peak drive times along Al Khail Road of 7 to 10 minutes to Business Bay, 10 to 15 minutes to Downtown Dubai, about 15 minutes to DIFC and 25 to 30 minutes to Dubai Marina. Peak-hour traffic will be slower, so test the commute at the time you would actually travel.
The racecourse gives the district its identity. The Dubai Racing Carnival runs from November to March, with most race nights on Fridays, and the area has landscaped boulevards and cycling and jogging paths. That suits buyers who like open space near the city.
Retail is the weak point today. The planned Meydan One mall, which is meant to include a large indoor ski slope and a lagoon, is described by the same guide as an estimated 2027 to 2028 opening. Until then, residents rely on nearby options such as the Meydan Hotel dining area, a Spinneys supermarket and malls in Creek Harbour and Nad Al Sheba. Treat the mall as a future perk, not a reason to overpay now.
Gold Line metro timeline
Today, Meydan has no metro station of its own. The nearest Red Line stops are at Business Bay and Burj Khalifa/Dubai Mall, a short drive away. That is the main reason some buyers wait for the Gold Line.
The Dubai Media Office reported on 22 April 2026 that Sheikh Mohammed bin Rashid Al Maktoum approved the Gold Line, and published the key facts in its official announcement:
- 42 km, 18 stations and Dubai’s first fully underground metro line.
- About AED 34 billion in cost.
- Tender in 2026, contract award in 2027, and inauguration on 9 September 2032.
- Meydan is on the route, between Mohammed Bin Rashid Gardens and Al Barsha South, with an interchange to Etihad Rail at Meydan.
- Business Bay is also on the line, with an interchange to the Red Line.
What the Gold Line means for Meydan Dubai property buyers
The opening date is six years away and the project is still at tender stage. No separate date has been published for the Meydan station. Some brokers project price gains near stations, but that is a forecast, not an RTA statement. Do not pay a premium today for a metro that may not open until 2032. If it arrives on schedule, it is an upside, not a base case.
Meydan vs Sobha Hartland and nearby areas
Buyers usually compare Meydan Dubai property with Sobha Hartland first, because both sit in MBR City and both are near Downtown. The main difference is product style. Sobha Hartland is a single-developer gated master community. Meydan is a group of separate projects by different developers around the racecourse.
One broker’s published Sobha Hartland guides quote AED 1,600 to 2,400 per sq ft and gross yields of 5.5% to 7.0%, but its own pages disagree on service charges and price bands. We therefore use the comparison below as a framework, not a ranking.
| Factor | Meydan | Sobha Hartland | Business Bay |
|---|---|---|---|
| Character | Racecourse district, several developers | Gated master community, one developer | Dense towers on the canal |
| Indicative ready price per sq ft | About AED 1,500 to 2,200 | Broker range AED 1,600 to 2,400 | Check current listings |
| Gross yield (published ranges) | About 5.5% to 7.2% | Broker range 5.5% to 7.0% | See our guide |
| Metro today | None; Gold Line planned for 2032 | None in the community | Red Line station |
| Best for | Value near Downtown, off-plan growth | Quiet, green family living | Walkable city living |
If you want a metro on the doorstep today, buying property in Business Bay is the more direct answer. If you want villas, parks and schools in a planned setting, our Dubai Hills Estate guide shows the other main option in the same belt of the city.
Off-plan or ready in Meydan?
Meydan Dubai property is heavy on off-plan. In H1 2026 Driven counted 1,216 off-plan transactions from a single launch, nearly 89% of off-plan activity in the area. That shows demand, but it also shows how concentrated the market is.
Real Estate Club Dubai warns of a handover wave between 2026 and 2028, when many Azizi Riviera, Meydan One and District 11 units complete close together. That can slow rent growth for one and two-bedroom apartments while new supply is absorbed. If you buy ready, you avoid the wait and can see the real rent. If you buy off-plan, you get a lower entry price and a payment plan, but you carry the delay risk.
Our guides to off-plan vs ready property in Dubai and Dubai off-plan payment plans explain how to weigh the two routes and what to check in a payment schedule.
Who should buy Meydan Dubai property, and who should not
Meydan Dubai property can suit you if
- You want a central freehold address within 10 to 15 minutes of Downtown without Downtown prices.
- You are a long-term investor who can hold through the 2026 to 2028 handover period.
- You prefer newer buildings, lagoon or racecourse surroundings and larger floor plates than some Business Bay towers.
- You are comfortable that the metro and mall are still future promises.
Think twice about Meydan Dubai property if
- You need a metro station within walking distance today.
- You want short-term certainty on completion dates or rents.
- You plan to flip within a year of handover, when many similar units may reach the market together.
- You are comparing only headline yields and have not checked the building’s service charge.
7-point checklist before you buy Meydan Dubai property
- Confirm the exact project name and whether it is in Meydan, Nad Al Sheba or elsewhere in MBR City.
- Compare the asking price with recent sold prices for the same building, not the area average.
- Ask for the current registered service charge per sq ft.
- Check current rents for the same unit type in the same building.
- For off-plan, read the payment plan, the handover date and the escrow arrangements.
- Count how many similar units hand over in the same year.
- Calculate net yield, not gross, before you decide.
Frequently Asked Questions
What is the average price per sq ft in Meydan, Dubai?
Metropolitan’s H1 2026 resale report puts the average Meydan apartment at AED 1,546 per sq ft. Broker guides quote AED 1,550 to 2,200 depending on the building. Branded off-plan launches nearby sell far higher. Prices vary by project, so compare sold prices in the specific building before you offer.
What rental yield can I expect from Meydan Dubai property?
Published gross yields range from about 5.5% to 7.2% for apartments, with the strongest figures for studios and one-bedrooms. Metropolitan’s averages imply roughly 5.8%. These are gross figures. After service charges and fees, net yield is typically one to two and a half percentage points lower.
Does Meydan have a metro station?
Not today. The Dubai Media Office says the Gold Line, approved in April 2026, will serve Meydan with an Etihad Rail interchange, and targets inauguration on 9 September 2032. No separate opening date for the Meydan station has been published, so treat the metro as a future benefit.
Is Meydan better than Sobha Hartland?
Neither is better for everyone. Sobha Hartland is a single-developer gated community with a quieter, greener feel. Meydan offers more variety, several price points and a racecourse setting. Compare the specific building, service charge, rent and handover date rather than the area name.
What are the service charges in Meydan?
One broker guide quotes AED 12 to 22 per sq ft per year for mid-to-luxury Meydan communities. The real figure depends on the building and its amenities. Ask the seller or developer for the latest registered charge, because it directly reduces your net rental yield.
Can foreigners buy Meydan Dubai property?
Meydan is marketed as a freehold area, so foreign buyers can usually own property there. Individual projects and unit types, including some townhouse communities, can have different ownership or resale rules. Confirm the title status of the exact unit with the Dubai Land Department before paying a deposit.
Is Meydan Dubai property good for off-plan investment?
It can be, but supply is large. Many units complete between 2026 and 2028, which may cap rent growth for small apartments. Choose a reputable developer, read the payment plan, and plan to hold for several years rather than selling quickly at handover.
