Dubai Home Sales Value Falls 46% in Q3 2026 as Rents Drop in Marina, Business Bay and JVC

Published: 13 October 2026

Dubai home sales value fell 46% year-on-year in the third quarter of 2026, according to the latest Savills Middle East report. Residential transactions totalled AED 70.8 billion across about 34,500 deals, while apartment rents in Dubai Marina, Business Bay and Jumeirah Village Circle (JVC) dropped by more than 10% from a year earlier.

Khaleej Times reported the Dubai home sales figures on 13 October. Zawya carried the Savills press release, and Emirates 24|7 covered the luxury segment.

Dubai Home Sales Value Falls as Off-Plan Slows

Savills counted roughly 34,500 residential transactions in Q3, 4% fewer than in Q2 and 38% fewer than a year ago. Value slid to AED 70.8 billion, down 14% from AED 82.6 billion in Q2 and 46% from AED 132.2 billion in Q3 2025.

The fall came from off-plan. Off-plan value dropped from AED 61.3 billion to AED 45.7 billion, while the ready market rose from AED 21.3 billion to AED 25.1 billion. Savills ties the slowdown in Dubai home sales mostly to fewer launches: about 5,000 units came to market in Q3, against roughly 36,400 in Q2.

Average apartment prices fell 4.8% on the quarter to AED 1,817 per sq ft, and villa and townhouse prices slipped 3.3% to AED 1,523. Like-for-like, Savills says apartment prices dipped just 1.7% and villa prices were unchanged.

Dubai home sales stayed concentrated: the top five developers took 47.9% of transactions, led by Azizi Developments with 21%, followed by Emaar Properties at 9%.

Rents Drop in Marina, Business Bay and JVC

Apartment rents fell 12.8% in Dubai Marina, 12.2% in Business Bay and 10.4% in JVC year-on-year, the steepest declines of any Dubai community. Among villas and townhouses, Arabian Ranches 3 fell 15% and Damac Lagoons 13.4%.

Even as Dubai home sales cooled, leasing volumes moved up. Rental transactions rose 16% quarter-on-quarter to 181,900, and new leases made up 44% of contracts, up from 36%. Savills reads the small quarterly movements as early signs of stabilisation, but says the picture is uneven by location.

Luxury Prices Hold While Supply Tightens

Emirates 24|7 reports that luxury apartment prices were 4% higher year-on-year at AED 5,237 per sq ft, and luxury villas and townhouses were up 3.6%. Luxury Dubai home sales produced the biggest Q3 deal, a Palm Jumeirah villa sold for AED 260 million.

Only about 50,000 units have launched in the first nine months of 2026, roughly 64% below a year earlier. Savills expects 2026 deliveries of 75,000 to 85,000 units, and describes the market as entering “a phase of rebalancing rather than a reversal.”
