Yas Island Property: Prices, Projects and Buying Guide

Yas Island property is one of the most active segments of the Abu Dhabi market. The island mixes theme parks, a Formula 1 circuit, malls and beaches with family villas and sea-view apartments. Foreign buyers can own freehold here, and prices start lower than on Saadiyat.

This guide explains Yas Island property in plain English. You will find current Yas Island property asking prices, the main communities and projects, the fees, the buying steps and the risks. It is written for overseas investors who already know Dubai and want to compare Abu Dhabi.

One note on numbers. Prices below are asking prices from a public portal, not final sale prices. They change daily, so treat them as a snapshot and confirm them before you decide.

Yas Island Property at a Glance

Yas Island sits on the eastern edge of Abu Dhabi. The Sheikh Khalifa Bin Zayed Al Nahyan Highway links it to the mainland. Property Finder’s area guide lists a drive of about 16 minutes to Zayed International Airport and about 30 minutes to the city centre. It adds that Dubai is just over an hour away via the E11.

The island is known as Abu Dhabi’s entertainment hub. It hosts Ferrari World, Yas Waterworld, Warner Bros. World, SeaWorld, Yas Mall, Etihad Arena and the Yas Marina Circuit. Residents live next to these venues, which gives Yas Island property a lifestyle angle that few other areas offer.

Can Foreigners Buy Yas Island Property?

Yes. Abu Dhabi Law No. 13 of 2019 allows foreign individuals and companies to hold freehold property in designated investment zones. Before that, foreigners were mostly limited to long leases and usufruct rights.

Yas Island is one of the best-known investment zones, so Yas Island property can be owned freehold by foreign buyers. Other zones include Saadiyat Island, Al Reem Island, Al Maryah Island and Al Raha Beach.

Zone status can differ by plot and by project. Before you pay any deposit, ask for these items in writing:

  • Confirmation that the exact building or plot is inside an investment zone.
  • The title type: freehold or another structure.
  • The developer’s name and the project registration details.
  • Any outstanding charges on the unit.

You can check registration rules on the Abu Dhabi Real Estate Centre website. Our article on foreign investors in the Abu Dhabi real estate market shows who is buying and where.

Yas Island Property Prices

Yas Island property prices cover a wide range, from small studios to waterfront villas. At the time of writing, Property Finder’s Yas Island guide showed asking prices from about AED 870,000 to AED 33 million. The median asking price was about AED 2.8 million across roughly 2,478 listings.

The same page showed about 1,623 properties listed in the past 30 days. That is a large share of the Abu Dhabi total, so buyers of Yas Island property have plenty of choice. It also means asking prices vary, so compare several units before you offer.

Main Yas Island Communities

Yas Island property is spread over several master-planned communities, and each one suits a different buyer. Property Finder’s building list shows these asking ranges at the time of writing:

  • Waters Edge: about AED 1.1 to 4 million. Mid-range apartments close to the water.
  • Gardenia Bay: about AED 950,000 to 6.5 million. The most listed building group, with studios to larger units.
  • Yas Golf Collection: about AED 1.3 to 7 million. Apartments with golf and park views.
  • Mayan: about AED 1.6 to 10 million. Apartments and larger homes.
  • Yas Acres: about AED 1.8 to 22 million. One of the island’s older family villa and townhouse communities.
  • The Sustainable City, Yas Island: about AED 1.4 to 6 million. Townhouses and apartments with a green-living concept.
  • Yas Park Gate and Yas Park Views: about AED 2.8 to 6.5 million. Townhouses and villas.
  • Noya: about AED 3.2 to 8 million. Family townhouses and villas.
  • West Yas: about AED 6.6 to 25 million. Larger villas, aimed at the premium end.

Many of these communities were built by the same large Abu Dhabi developers, but the developer differs by project. Ask this for every Yas Island property you shortlist. Always confirm who built and who manages the exact building you like.

Yas Island Apartments

Yas Island apartments are the entry point to Yas Island property. They suit first-time Abu Dhabi buyers, holiday-home owners and investors who want a smaller ticket.

Studios and one-bedrooms in Gardenia Bay and Waters Edge sit at the lower end. Sea-view units near Yas Bay, such as Sea La Vie, cost more per square foot. Apartments on higher floors, with golf or water views, usually ask for a premium.

Check these points before you buy an apartment:

  • Floor, view and what may be built in front of the unit.
  • Service charges and what they cover.
  • Parking spaces included in the price.
  • Walking distance to Yas Mall, Yas Bay and the bus stop.
  • Whether the building allows short-term holiday rentals.

Apartments can also be easier to rent or resell than very large villas. In other words, a small Yas Island property is often the easier one to exit. That is a general market pattern, not a guarantee. Ask your agent for rental listings in the same building to see real demand.

Villas and Townhouses on Yas Island

Families often look at villas and townhouses when they search for Yas Island property. Yas Acres, Yas Park Gate, Noya and The Sustainable City are common choices. West Yas and waterfront plots such as Yas Riva sit at the top of the market.

A three-bedroom townhouse in Yas Park Gate or Noya had asking prices of about AED 2.9 to 4.15 million in the listings we reviewed. Large villas on big plots reach double-digit millions, so Yas Island property can suit very different budgets.

When you compare villas, look at plot size, built-up area, row position and the condition of the property. A single-row unit facing a park usually asks more than a middle unit in a dense row. Check if the home is ready, resale or off-plan, and who pays the community fees.

Yas Island Off-Plan Property and Projects

New launches add supply to Yas Island property every year, so check what is already planned near your unit. Off-plan means you buy from the developer before the building is complete and pay in instalments.

The main attraction is a lower entry price and a payment plan. The main risk is delay or a change in the market before handover. Check these items for any Yas Island off-plan project:

  • The developer’s record of past handovers.
  • The escrow account and its registration.
  • The payment plan, handover date and late-delivery terms.
  • The sale and purchase agreement, read by a lawyer.
  • Whether the plot is inside an investment zone.

Disney and Miral announced in May 2025 that Disneyland Abu Dhabi will be built on the island’s waterfront. Gulf Construction Online reported the announcement, and no official opening date has been published. Do not buy Yas Island property only because of a future attraction. A new park can lift demand, but it does not guarantee higher prices or rents.

Lifestyle, Transport and Schools

Yas Island has leisure on the doorstep, which supports demand for Yas Island property. The official Yas Island website lists theme parks, Yas Mall, Yas Bay, beaches, a golf course and event venues such as Etihad Arena. The island also hosts the Formula 1 Abu Dhabi Grand Prix at Yas Marina Circuit.

Getting around is simple. Property Finder says the Yas Express shuttle runs free across the island and connects the parks, hotels and Yas Mall. Bus 190 links Yas Island with central Abu Dhabi. Parking is widely available.

Residents rated the community about 3.7 out of 5 on the portal, and the score breakdown shows high marks for family friendliness, maintenance and parking. The sample is small, so use it only as a hint. Visit on a quiet weekday and on an event weekend to see both sides: the island is lively in season and noisy near big events.

If you plan to live in your Yas Island property, check nurseries and schools near your chosen community. Location inside the island matters, because traffic around events can slow short trips.

Costs and Fees When You Buy

The price is only part of the cost. Budget for the following when buying Yas Island property.

  • Registration fee. A Gulf News report on the 2019 freehold law said registration fees would be 2 per cent of the price of each unit. This is often split between buyer and seller by agreement. Confirm the current rate and who pays with ADREC or your agent.
  • Agent commission. Often around 2% plus VAT, usually paid by the seller. It is negotiable.
  • Title deed and admin fees. A small fixed amount. Ask for the current figure.
  • Mortgage costs. Valuation, arrangement and registration fees if you finance the purchase.
  • Service charges. Yearly charges for shared areas. They vary by building and community, so ask for the latest invoice.

The UAE does not charge a general annual property tax on residential property, including Yas Island property. Rules can change, so ask a tax adviser about your own situation, especially if you pay tax in another country.

7 Steps to Buy Yas Island Property

  1. Set your goal and budget. Decide between a home to live in, a holiday home or a rental investment. Include fees and furnishing in the budget.
  2. Pick a community. Match the area to the goal: apartments in Gardenia Bay or Waters Edge, townhouses in Yas Park Gate or Noya, villas in Yas Acres.
  3. Check eligibility. Confirm the project is in an investment zone and the title is freehold.
  4. Verify the agent and developer. Use licensed brokers. Check the developer’s past handovers.
  5. Visit and compare. Visit on a weekday and a weekend. Compare sold prices, not only asking prices.
  6. Sign the contract and pay the deposit. Read the payment plan, handover date and penalty terms. For off-plan, confirm the escrow account.
  7. Register and receive the title. Pay the registration fee and complete the transfer. Keep every receipt.

These steps for Yas Island property follow the same logic as our Abu Dhabi buying guide, with extra checks for off-plan units.

Residence Visa and Mortgage Options

Buying Yas Island property can support a residence visa application. Purchases of at least AED 2 million can qualify for the 10-year Golden Visa, according to current guidance. Thresholds and conditions are set by the authorities and may change, so check the latest rules on the official portals. For the general logic, see our guide to the Golden Visa by property.

Non-resident buyers can also ask banks about mortgages. Loan-to-value limits, income checks and fees differ by bank and by buyer profile. Our guide to mortgages for non-residents explains the typical documents, although it focuses on Dubai. Ask for a written pre-approval before you pay a deposit.

Yas vs Saadiyat and Hudayriyat

How does Yas Island property compare with other Abu Dhabi islands? The short answer: Yas is livelier and usually cheaper to enter, while Saadiyat is more cultural and more premium. Yas Island property also has more family-sized townhouses at mid-range prices.

Risks and Common Mistakes With Yas Island Property

  • Buying on hype. A future attraction is not a price guarantee, and Yas Island property is no exception.
  • Ignoring event noise. Units near the circuit, arena or parks can be loud on event days.
  • Trusting asking prices. Compare sold prices and several listings in the same building.
  • Skipping the title check. Confirm freehold status of the Yas Island property and any outstanding charges.
  • Underestimating costs. Add registration, commission, service charges and furnishing to your budget.
  • Counting on rental income from Yas Island property. Ask for real rental listings and the building’s rules on holiday lets.
  • Buying remotely without checks. If you cannot visit, use a licensed agent and a lawyer, and ask for a video tour.

Check the developer, the handover date and the rent-to-price ratio before you buy any Yas Island property.

Frequently Asked Questions

Can foreigners buy Yas Island property?

Yes. Under Abu Dhabi Law No. 13 of 2019, foreign individuals and companies can own freehold property in designated investment zones. Yas Island is one of these zones. Always confirm that your exact building is inside a zone and that the title is freehold before you pay a deposit.

How much does Yas Island property cost?

Asking prices on Property Finder ranged from about AED 870,000 to AED 33 million, with a median near AED 2.8 million. Studios and one-bedroom apartments sit at the low end. Townhouses usually ask for AED 3 million or more, and large waterfront villas reach double-digit millions.

Which communities suit Yas Island property apartments best?

Gardenia Bay, Waters Edge, Yas Golf Collection and the Yas Bay area are common choices for apartments. They offer a wide range of sizes and prices. The best choice depends on your budget, view, distance to Yas Mall and your plan to live in or rent out the unit.

What fees do I pay when buying Yas Island property?

Plan for a registration fee, reported at 2% of the price for freehold and often split between buyer and seller. Add agent commission, title deed and admin fees, mortgage costs if you borrow, and yearly service charges. Ask ADREC or your agent to confirm current rates before signing.

Is Yas Island a good place to invest?

It can be, but there is no guarantee. The island has strong leisure demand, new projects and a wide price range. Returns depend on the building, the price you pay and rental demand. Compare sold prices and real rental listings, and avoid buying only because of a planned attraction.

Can I buy Yas Island property off-plan?

Yes. Developers launch off-plan projects on the island, usually with payment plans. Check the developer’s handover record, the escrow account, the contract terms and the handover date. Have a lawyer read the sale and purchase agreement, because late delivery and cancellation terms differ between projects.
