Saadiyat Island Property: Prices, Projects and Buyer Guide

Saadiyat Island property is the most talked-about address in Abu Dhabi for foreign buyers. It combines white-sand beaches, world-class museums and low-rise luxury homes, all a short drive from the city centre. It is also one of the areas where foreigners can buy freehold.

This guide explains Saadiyat Island property in plain English. You will find the rules for foreign buyers, current asking prices by community, the main projects, the buying steps and the fees. It is written for investors and families who already know Dubai and now want to compare Abu Dhabi.

One note on numbers. Prices below are asking prices from a public portal, not final sale prices. Where a figure comes from the Abu Dhabi Real Estate Centre (ADREC) or the Abu Dhabi Media Office, we say so.

Can Foreigners Buy Saadiyat Island Property?

Yes. Abu Dhabi Law No. 13 of 2019 allows foreign individuals and companies to hold freehold property in designated investment zones. Law firm summaries say it took effect in April 2019. Before that, foreigners were mostly limited to long leases and usufruct rights of up to 99 years.

Saadiyat Island is one of the best-known investment zones, so Saadiyat Island property can be owned freehold by foreigners. Other zones include Yas Island, Al Reem Island, Al Maryah Island and Al Raha Beach.

Zone status can differ by plot and by project. Before you pay any deposit, ask for these items in writing:

  • Confirmation that the exact building or plot is inside an investment zone.
  • The title type: freehold or another structure.
  • The developer’s name, project name and registration details.
  • Any outstanding charges on the unit.

You can check registration rules and data on the Abu Dhabi Real Estate Centre website. Our article on foreign investors in the Abu Dhabi real estate market shows who is buying and where.

Saadiyat Island Property Prices by Community

A few sample listings show the spread. A one-bedroom in Nouran Living of about 758 sq ft was listed near AED 1.9 million. A two-bedroom in The Arthouse of about 1,551 sq ft was listed near AED 4.98 million. Five-bedroom villas in Saadiyat Lagoons were listed between about AED 8.3 million and AED 11.1 million.

When you compare Saadiyat Island property prices, look at the price per square foot. Compare similar units in the same project. Ask the agent for recent sold prices, not only asking prices.

Saadiyat Island Villas and Townhouses

Saadiyat Island villas attract families who want space, privacy and a beach nearby. Most villa communities have private gardens, and many have private pools.

Saadiyat Lagoons

Saadiyat Lagoons is a large villa community with waterways and parks. It has the most villa listings on the island. Rows are described as single or double row, and corner plots usually ask more.

Saadiyat Reserve

Saadiyat Reserve offers larger plots in a quieter setting. Listings include The Dunes, with villas of more than 10,000 sq ft. Asking prices start around AED 6 million for the smaller homes.

Saadiyat Beach and HIDD Al Saadiyat

These are the beachfront end of the market. Homes sit on or near the sand, with direct beach access in many cases. Asking prices run from about AED 14.9 million upward for the mansions.

Jawaher Saadiyat

Jawaher Saadiyat is a gated villa community. Listings were limited at the time of writing, with asking prices from about AED 15 million.

Choosing between Saadiyat Island property options for a villa? Check the plot size, the row position, the distance to the beach and the finish level. A corner plot or a view of the park can change the price a lot.

Saadiyat Island Apartments

Saadiyat Island apartments are the entry point to Saadiyat Island property. They suit buyers who want a lower entry price, an easier home to lock up and leave, or a rental investment. Units run from studios to four-bedroom layouts and penthouses.

  • Saadiyat Beach Residences and Mamsha Al Saadiyat. Established beachside buildings with pools, gyms and beach access.
  • Saadiyat Cultural District. Includes The Arthouse and Louvre Abu Dhabi Residences, near the museums.
  • Soho Square and Nouran Living. The lowest asking prices on the island, often under AED 5 million.
  • The Row Saadiyat. A mix of townhouses and apartments with a walkable design.
  • Nobu Residences. Branded residences at the top of the market.

Resident reviews of Saadiyat Island property on Property Finder score the island well for parking, maintenance and family-friendliness. They score it lower for peace and quiet in some buildings and for traffic. Read reviews of the exact building you plan to buy.

New Projects: Marsa Al Saadiyat, Saadiyat Grove and More

New launches are one reason Saadiyat Island property stays in the news. Here is what is publicly announced.

Marsa Al Saadiyat

The Abu Dhabi Media Office reported the launch of Marsa Al Saadiyat, a development of 6.4 million square metres with a value of AED 100 billion. Aldar is the master developer. The project was formerly called Saadiyat Marina District.

  • An 8 km waterfront with 5.6 km of beaches.
  • About 140 km of walking paths and a 46 km cycling track.
  • A marina with up to 350 berths and a yacht club.
  • Homes for more than 58,000 residents, from villas and apartments to branded residences.
  • Three schools, healthcare, two luxury hotels and a theatre district anchored by Dar al Funoon.
  • A planned Etihad Rail underground station.

Read the official Marsa Al Saadiyat announcement for the full masterplan. Works start in the second half of 2026, so this is a long-term story. Handover dates and prices for individual homes come from the developer, not from the masterplan.

Saadiyat Grove

Aldar also launched Saadiyat Grove, a lifestyle destination with luxury and new-to-region concepts, according to the Media Office. Check the developer for residential details.

Louvre Abu Dhabi Residences and other off-plan homes

Some units in the Cultural District were listed with a 2026 handover. Always confirm the handover date, the escrow arrangement and the payment plan in writing before you sign.

Museums, Beaches and Schools

The Saadiyat Island property market rests on lifestyle as much as on price. Here is what the island offers.

  • Museums. The Louvre Abu Dhabi, Zayed National Museum, the Natural History Museum Abu Dhabi and teamLab Phenomena are on the island. The Guggenheim Abu Dhabi, designed by Frank Gehry, is set to open on 11 December 2026.
  • Beaches. The island has public and private beaches. The Media Office describes it as home to one of the world’s top 20 beaches.
  • Schools and universities. The Media Office lists NYU Abu Dhabi, Berklee Abu Dhabi, Cranleigh Abu Dhabi, the American Community School of Abu Dhabi and Harrow International School Abu Dhabi as accessible to residents.
  • Shops and dining. Property Finder lists Waitrose, Spinneys and Lulu Express, plus restaurants, clinics and mosques.
  • Hotels. Resorts include the St. Regis, Rixos, Park Hyatt, Jumeirah and Rotana.

Public transport is limited. Buses, taxis and ride-hailing apps serve the island, but most residents drive. Parking is widely available.

What the 2026 Market Data Shows

ADREC published first-half 2026 data, reported by Khaleej Times. The figures put Saadiyat Island property among the most active in the emirate.

  • Residential unit sales in Abu Dhabi reached AED 70.4 billion in H1 2026.
  • Saadiyat Island recorded AED 13.3 billion in sales, second after Hudayriyat Island at AED 19 billion.
  • Off-plan deals made up 89% of sales value and 82% of deals.
  • Repeat-sale prices rose 20% for apartments and 12% for villas across Abu Dhabi over the year.
  • Saadiyat Island is one of six districts expected to drive 77% of new supply to 2030.

What does this mean for Saadiyat Island property buyers? Demand is strong, but a lot of new supply is coming. Resale prices rose, yet off-plan dominates. That makes the developer’s track record and the handover date key checks. Our report on Hudayriyat Island covers the neighbouring market leader.

Costs and Fees When You Buy

The price is only part of the cost. Budget for the following when buying Saadiyat Island property.

  • Registration fee. Portals quote about 2% of the price for freehold registration, often split between buyer and seller. Confirm the current rate and who pays with ADREC or your agent.
  • Agent commission. Often around 2% plus VAT, usually paid by the seller. It is negotiable.
  • Title deed and admin fees. A small fixed amount. Ask for the current figure.
  • Mortgage costs. Valuation, arrangement and registration fees if you finance the purchase.
  • Service charges. Yearly charges for shared areas. They vary by building and community, so ask for the latest invoice.

The UAE does not charge a general annual property tax on residential property, including Saadiyat Island property. Rules can change, so ask a tax adviser about your own situation, especially if you pay tax in another country.

7 Steps to Buy Saadiyat Island Property

  1. Set your goal and budget. Decide between a home to live in, a holiday home or a rental investment. Include fees and furnishing in the budget.
  2. Pick a community. Match the area to the goal: villas in Lagoons or Reserve, apartments in the Cultural District or Soho Square.
  3. Check eligibility. Confirm the project is in an investment zone and the title is freehold.
  4. Verify the agent and developer. Use licensed brokers. Check the developer’s past handovers.
  5. Visit and compare. Visit on a weekday and a weekend. Compare sold prices, not only asking prices.
  6. Sign the contract and pay the deposit. Read the payment plan, handover date and penalty terms. For off-plan, confirm the escrow account.
  7. Register and receive the title. Pay the registration fee and complete the transfer. Keep every receipt.

These steps for Saadiyat Island property follow the same logic as the process in our Abu Dhabi buying guide, with extra checks for off-plan units.

Residence Visa and Mortgage Options

Buying Saadiyat Island property can support a residence visa application. Purchases of at least AED 2 million can qualify for the 10-year Golden Visa, according to current guidance. Thresholds and conditions are set by the authorities and may change, so check the latest rules on the official Abu Dhabi and UAE portals. For the general logic, see our guide to the Golden Visa by property.

Mortgages are available to many non-residents, but each bank sets its own rules on loan-to-value, income proof and property type. Compare several offers and ask about fees and early repayment. Our guide to a mortgage in Dubai for non-residents explains the typical documents and process, which are similar in Abu Dhabi.

Common Mistakes to Avoid

  • Trusting asking prices. Ask for recent sold prices in the same building.
  • Skipping the zone check. Confirm freehold status before paying a deposit.
  • Ignoring the handover date. Off-plan timelines can move. Get dates in writing.
  • Forgetting total costs. Fees, service charges and furnishing add up.
  • Buying on hype. New masterplans are long projects, and Saadiyat Island property is no exception. Value comes from location, quality and the developer.
